30X40’s Residential Outline Specification + Schedules
Start with the right template to create your residential project specifications. A specification is a simplified list of all materials, expectations, standards, and performance criteria that will be used in your project. The specification lists in detail all information that drawings don’t provide. This is the outline specification that I use to start all of my residential architecture projects at the 30X40 Design Workshop.

The Contract Documents include Architectural Specifications. They describe, with precision, aspects of the work not covered by the drawings. This specification was meticulously crafted, reviewed and improved over many years in my studio. This can be used to build your own set of specifications tailored to your work. This document was created for residential arcitecture and is intended to be used on light wood construction projects.
These are Not 3-Part specificationsThey are SpecificationsThese terms are generally used to describe systems and generalize nature. They also refer to some manufacturer’s + products, material + thicknesses. Some aspects are described in general terms, using performance requirements. Example: How a structure will perform during blower door testing. This document is a guideline that you should carefully review and adapt to your requirements.
Why are they necessary?
Specifications are references to specific aspects of the work that would be difficult, or impossible, to include in your drawing set. Specifications include details and information you may not have considered. They are a complement to the drawings. They make it easier to price or bid and ensure that you don’t leave anything to chance. They are part of ensuring you have a complete project with accurate pricing.
