Probate facts:
- Each year, more than 2,000,000 probate cases are opened (this number has been increasing since 2000).
- 90% of all probate cases involve property being sold by people aged 60+
- Between 2000 and 2002, the first wave of Baby Boomers reached 60 and 2010
- The 60+ population will see a 38% increase between 2011 and 2012. and 2020
- 50-60% of probate cases involve real estate.
TAKE AWAY: The over-60 population is growing significantly, which means that the number of probations is on the rise.

Foreclosure – Do you know anyone NOT talking about foreclosures… water cooler chat, popular press and Political stump speeches. And the Google test – 39,600,000 results. This is 32.7 foreclosure results per 1 probate result. It’s almost like comparing California and Rhode Island
Seller Motivation:
Probate – The seller(s) in a probate case are heirs. They just inherited a vacant house that’s a burden – property taxes, insurance, upkeep, possibly vandalism and Maybe a mortgage. Sometimes they don’t even reside near one another so tending to any needs is difficult.-Site problems can be quite a nuisance. They are driven to make that property cash. To them, it is money.
Foreclosure – Homeowners are not motivated to leave. They often hang on to the property or are at worst, uncooperative. They may be attached to the property, put money into it, or have children at school. and Often, they don’t have a place as nice to go. The lender is also available. Short sales and Foreclosures can be a negative thing and drag on.
Take Away: Probate Niche is a larger marketand Growing) with significantly less competition and Motivated sellers are even more.
