Always make these mistakes… nearly always take the risks and the losses that I describe above. Some of them make it big, while others go down with the ship. But make money or not… there is There is no reason to be mad They need to be willing to take on these risks, or deal with these types of hardships, cash flow problems, and other financial difficulties.
These are all mistakes I have made personally. My $17 million real estate business was destroyed by the real estate market a long, long time ago. Sunk like a rock.
After the fall, my wife and our new baby had to move in with me to my parents’ house.-Millionarire is moving in to live with his parents After losing All my money Destroying My credit is bad, I lost all my real estate and have lenders shut down My construction projects (millions of dollars houses), and angry men showed up at my door in fury Midnight wondering why they didn’t get paid for the work they had done on my construction projects (even though I emptied every bank account I had to do that)… after experiencing all of this pain (and there is a lot more to this story than what I can tell you in this letter)… after experiencing this failure, I knew it was not something I wanted to do again.
I knew I had to. RestartHowever, this time, I had to do it without any money or credit.
But I didn’t build a business like this without learning a thing or two. The most important thing I learned was that I could do it… I knew I was capable of success. I knew how you could get rich. I was able to manage a business. I was able to show that I have a lot of experience in building real estate businesses.
After all the pain and humiliation and depression, I decided to stop feeling sorry and get back up and build it again.
When I built it this time, it was based on my total aversion for risk and my desire to live a peaceful, satisfying life. Of course, I also wanted to be wealthy… again.
Here’s how my real-estate investing business is structured right now:
1. I will never use down payments.
2. I never use my good credit.
3. I never spend money on rehabilitation work.
4. I NEVER paint, clean or fix up houses… most of them I never even go see.
5. I NEVER Tenants who are not performing well.
6. I never leave my house to search for something. “deals.” Sellers call me when they are desperate and ask for my assistance.
7. I will never go to the county clerk for any reason.
8. My real estate transactions never put my family at financial risk.
9. I won’t put my money at risk by having too much debt or over-leveraging.
10. I have never had cash flow problems. I have a stable, predictable, and safe income.
The biggest problem I have is that I can’t ever complain about anything anymore… whenever I try, people shut me down before I can get started.
Nobody will cry in their beer for me anymore… If you don’t get it, I will explain. I was told by one of my students the other day that he thought it was funny. “It’s hell being you, Joe.” Do I sense sarcasm in this?
