Many investors don’t believe in investing in stocks. Instead, they believe that real estate investment is better.
But…
They aren’t all in the “business” The possibility of managing or rehabbing a property. They may have the money to invest in the deals, but that’s all they have. “investing” They want to be involved in. They need someone else to find the property, do all the due diligence, rehab the property (if necessary), lease it up, and supervise day-to-day activities.-To-Day management of the investment
They don’t want to lift one finger.
You have to ask yourself why they would? They are investing millions of dollars in a property deal from their cash stash. Why should they need to work for it? Their investment must work for them now that they are in this position.
This is where you come in!
This is not the case with conventional loans.-Where a bank lends funds to you for a property deal, and the bank is happy with paying interest on the loan, private money is (in most cases), much more.
Private money, including equity partnerships and angel investors, will provide 100% of your funding for your property deal. However, they will want an equity stake in the property deal. You may get an interest depending on the agreement you have with private money sources.-Only loan and 25% of the equity share. Some people will even take some cash flow each month.

What kind of properties are angel investors and private capital sources looking for?
Any deal, even bank-related, is possible.-If the opportunity is presented, owned properties can be sold to investors.
What angle do you use?
This means you should not be focusing on the current deal. Instead, you should be focusing on the future.
That’s it!
Investors are excited about the potential cash flow and opportunity. Investors aren’t excited about 98% occupied properties where the seller has raised the purchase price to compensate for the removal of a former vacant property. They won’t be excited about a deal in which someone has already rehabilitated a property and is selling it at top dollar.
They want RAW properties, which your average woosy investor wouldn’t touch with 10-Foot pole. They don’t want any property that isn’t already in use. They are only interested in properties that have huge potential.
Even though it seems like it’s in chaos right now!
Many investors do not understand that private capital investors want to see huge upside potential. I am not paying top.-dollar for work that another seller wants to be compensated for, whether it’s filling up the building or major rehab.
Private investors won’t pay top dollar to purchase a 100% occupied home that the seller just invested $450,000 in rehab money into, and is now listed at AT appraised worth. This scenario isn’t something that private investors would want to invest in, according to me.
These types of deals are best for new investors, busy executives looking to diversify their investments haphazardly, and inexperienced wannabe business investors who are too lazy or unwilling to do the work themselves. Most often, these people end up buying at break-Even then, the property could be foreclosed within a year to two years.
Because you can’t purchase at appraised value, and you can’t afford to pay someone else to do the work that YOU should have done…and expect maximum cash flow. This is just plain stupidity.
Investors are looking for OPPORTUNITY and HUGE UPSIDE OPPORTUNITY to make a huge cash flow!
Aren’t you looking for that as an investor?
It’s almost like looking at an old English tutor house from the 19th Century that has been razed to the ground. But you still want to purchase it.
Why?
Because you see the FUTURE of the property, but you don’t see the ramshackle of its current state.
This is how real investors, who do this day-in and day-out, make their investment business work.
